So it’s basically four floors + cellar. The bottom two floors are living areas, the top two floors are bedroom/bathroom areas.

As the plot is quite small and is looking out over the backyards of other people, I took great care to ensure some privacy.  On the ground floor, privacy isn’t an issue since there are garden walls. A window on the second floor would give a direct view into the back neighbours garden. To prevent that,  the floor jumps back about 2 metres. This way, the ground floor and second floor are connected and form one space. Sun can penetrate the house a lot deeper.  The small patio feels bigger too as it sorts of extends to the dining area inside. To prevent overheating, there are solar screens on the outside that also provide extra privacy. On the third floor, the back wall jumps back. This way there’s no window in the back wall and no direct view. The little patio is too small to use as patio so this will be used to plant flowers and herbs (legal ones!!).  On the top floor, there’s a small balcony to sit on during long summer evenings.

The entrance is on the left. On the right is the kitchen. I didn’t want an open plan kitchen as you see in a lot of houses these days, so I opted for a galley kitchen. There’s a volume separating the entrace from the kitchen. In it is a toilet, cubboards for the kitchen and a designated space for my bike. The volume doesn’t extend to the ceiling so the entire ceiling remains visible. At the back is the dining area which leads to the patio.

On the second floor is the living area. It opens up to the dining area below.

On the third floor, there are two bedrooms and one bathroom/laundry/boiler room.

On the top floor, you can find the main bedroom + ensuite bathroom.

The model isn’t complete.  There’s still quite a bit of furniture to add. The plan is to have a large bookcase next to the staircase, extending over three floors. You can reach for the books from both sides and the bookcase serves as a safety barrier as well.
